What we do for Freehold Land and what it costs
The eight core services below each have a page for Freehold Land; specialist and advisory services are delivered nationally and are listed further down. Every fee is fixed and confirmed in writing before work starts.
Why IGI
Working with Freehold Land businesses
Clients in Freehold Land are not a branch or a territory to us; they are files handled by the same team that serves the rest of the UK, at the same price. The fee you see is confirmed in writing before work starts. The dates you see are diarised and chased. And the person who prepares your first return is the person who prepares the next one.
A named person handles your self assessment tax returns from Freehold Land and knows the file, so you are not re-explaining your business to a different helpdesk each time.
We serve Freehold Land remotely by design: records by WhatsApp or email, drafts back for approval, filing electronic. The saving on premises is passed to you in the fee for self assessment tax returns.
Nothing for Freehold Land is left to the last week. Each deadline relevant to self assessment tax returns is tracked from the day you join, with the next four shown on every page we send you.

About Freehold Land
Freehold Land sits in Wales. Businesses in Wales file with the same HMRC and Companies House as England, and for now the Welsh rates of income tax equal the English ones, though the Senedd can vary them. The practical differences are Land Transaction Tax on property and Welsh-specific business support schemes, and company names and documents may be in Welsh.

Worth knowing
Rules that affect most businesses here
CIS deductions
The Construction Industry Scheme affects both sides of a construction payment. Contractors must verify subcontractors, deduct the right amount, issue statements and file monthly, with penalties from £100 for each late return. Subcontractors suffer deductions on turnover and recover the excess at the year end. Limited company subcontractors offset deductions against PAYE monthly instead.
Confirmation statements and identity verification
Every company must file a confirmation statement at least once a year, within fourteen days of its review date, with a £50 Companies House fee. Since November 2025 directors and people with significant control must also verify their identity with Companies House, and the confirmation statement is where existing officers confirm they have done so during the transition year.
Making Tax Digital for Income Tax
MTD for Income Tax replaces one annual return with quarterly digital updates and a year-end declaration, submitted from software. The threshold is gross trading and property income, measured two years earlier, and started at £50,000 in April 2026 before falling to £30,000 in April 2027. Anyone affected needs digital record keeping in place before their start date, not after.
Late filing penalties
Lateness is expensive in a way that compounds. For individuals, £100 immediately, then daily penalties, then percentage-based ones at six and twelve months, with interest running on unpaid tax throughout. For companies, Companies House penalties scale with delay and double on repeat, and HMRC adds its own for a late CT600. Filing on time is the cheapest tax planning there is.
Payments on account
If your Self Assessment bill exceeds £1,000 and less than 80% of your tax was collected at source, HMRC asks for two advance payments towards the following year, each half of the current bill, due 31 January and 31 July. The first year this happens the January payment is effectively one and a half times the bill. We model it in advance and show you how to reduce the payments if income is falling.
Questions
Questions from Freehold Land
Why are the fees the same in Freehold Land as in London?
Because the cost of an accountant is mostly premises and that is a cost we do not have. The work is done online by UK-based staff, so a client in Freehold Land pays exactly the published fee, as does a client in central London or a Highland village. The fee is confirmed in writing before anything starts.
Which services are available in Freehold Land?
Every service on this page is available to businesses and individuals in Freehold Land, at the fee shown. Core compliance work, accounts, tax returns, bookkeeping, VAT, payroll and company formation, is listed with its own local page. Specialist services such as R&D, crypto tax and HMRC enquiry support are national services delivered the same way from anywhere in the UK.
I already have an accountant in Freehold Land. How hard is it to switch?
It takes about two weeks and costs nothing extra. You authorise us, we write to your current accountant for professional clearance and your records, and we transfer the agent authorisations. We pick up the next filing without a gap. You do not need to wait for a year end, and we tell you honestly if switching mid-job would be awkward.
Can you deal with HMRC and Companies House for me?
Yes. Once you authorise us as your agent, HMRC and Companies House correspond with us about the filings we make for your Freehold Land business, and we can see your accounts and respond on your behalf. Authorisation is free and takes a few days to activate. Routine correspondence about work we have filed is handled at no extra charge.
Is self assessment tax returns in Freehold Land really the same price as elsewhere?
Yes. The fee published on this page is what a client in Freehold Land pays and what a client in any other part of Wales pays. It is confirmed in writing before work starts and the invoice matches the quote. Where a higher package applies because your situation is more complex, we say so at the quote stage, never afterwards.
Do you have an office in Freehold Land?
No. IGI Accounting is an online-only firm. We serve Freehold Land and every other UK postcode remotely, with records sent by WhatsApp or email and everything filed electronically. The absence of local premises is why the fee for self assessment tax returns is the same in Freehold Land as anywhere else in the country, and why there is nothing to visit and nothing to print.
