Why IGI

Why Walsall businesses file with IGI

No hourly rate and no surprise invoice. Walsall clients know the fee for capital gains tax before they send a single document, and it stays fixed.

We work to the HMRC and Companies House calendar, not an appointment diary. Clients in Walsall get reminders at 60, 30 and 7 days before each date that applies to capital gains tax.

Online only, UK based. There is no office in Walsall to pay for, which is why the fee is the same here as anywhere in England; the work is done by people in the UK who answer the same day.

Continuity matters in capital gains tax: the person who prepared last year's work for your Walsall business prepares this year's, and remembers what was agreed.

We explain capital gains tax in the words Walsall business owners use, not in accountant's shorthand, and we show our working so you can check it.

Nothing is filed for Walsall until you have reviewed and approved it. You see the draft, you ask questions, you sign off, then we submit and send you the receipt.

Worth knowing

Rules that come up in this work

Switching accountants

Changing accountant is simpler than most people fear. You authorise the new firm, which writes to the old one for professional clearance and your records; the outgoing accountant must hand over your own documents and usually does within two weeks. The new firm registers as your agent with HMRC and picks up the next filing. There is no need to wait for a year end.

Closing a company

Striking off a company is cheap but must be done in order: stop trading, file the final accounts and CT600, pay the tax, close VAT and PAYE, distribute the remaining assets, close the bank account, then apply. Anything left in the company at dissolution passes to the Crown. Distributions up to £25,000 are taxed as capital gains; above that a formal liquidation is usually needed to keep capital treatment.

Record keeping

HMRC requires records of all income and expenses, bank statements, invoices and receipts to be kept for at least five years after the 31 January filing deadline of the tax year they relate to, and companies must keep records for six years from the end of the accounting period. Digital copies are acceptable. Under Making Tax Digital the records must be kept in compatible software.

Allowable expenses

The expenses sole traders most often miss are home working costs, claimed by actual proportion or HMRC's flat rate, the business share of phone and internet, mileage at 45p for the first 10,000 business miles, and training that maintains existing skills. The ones most often claimed wrongly are commuting, entertaining customers and clothes that could be worn outside work.

Crypto records and reporting

HMRC treats cryptoassets as property. Swapping one token for another, spending crypto or gifting it are all disposals for Capital Gains Tax, and staking and lending rewards are income. Gains are computed under pooling rules with same-day and 30-day matching. From 2026 HMRC receives data from exchanges worldwide under the Cryptoasset Reporting Framework, so unreported activity is increasingly visible.

The 60-day property CGT return

Since April 2020 a gain on UK residential property must be reported and the tax paid within 60 days of completion through HMRC's dedicated service, separately from the annual return. Non-residents must report all UK land disposals in the same window whether or not tax is due. Getting the computation right first time matters because the figure is then carried into the Self Assessment.

Dormant companies

Companies formed to protect a name or hold a future business are dormant but not exempt: Companies House still expects dormant accounts within nine months of the year end and a confirmation statement annually with its £50 fee, and HMRC must be told the company is dormant or it will demand Corporation Tax returns. The filings are short, but the penalties for missing them are the same as for a trading company.

Questions

Capital Gains Tax questions from Walsall

Do transfers between spouses trigger tax?

No. Transfers between spouses or civil partners living together are at no gain and no loss; the recipient takes over the original cost. This allows both annual exemptions and both basic rate bands to be used on a later sale, which is a common and legitimate way to reduce the tax on a jointly planned disposal.

What if I sell shares from an employee share scheme?

It depends on the scheme. Shares from a SAYE or SIP scheme have specific cost rules and sometimes income tax has already been paid on part of the value. Options exercised and sold on the same day may have no gain at all. We need the scheme documents and the exercise and sale figures, and we apply the correct treatment for each.

What are the Capital Gains Tax rates for 2026/27?

The annual exempt amount is £3,000. Gains above it are taxed at 18% to the extent they fall within your unused basic rate band and 24% above it, for all asset types including residential property. Gains qualifying for business asset disposal relief are taxed at 14% in 2025/26, rising to 18% from April 2026, on up to £1 million of lifetime gains.

What is the 60-day property return?

When a UK resident sells UK residential property and tax is due, they must file a return through HMRC's Capital Gains Tax on UK property service and pay the tax within 60 days of completion. This is separate from and in addition to the annual Self Assessment. Late filing penalties mirror Self Assessment: £100 immediately, then daily and tax-geared penalties.

I sold my former home that I later let out. Is it all taxable?

No. Private residence relief exempts the gain for the period you lived there plus the final nine months of ownership, and certain periods of absence can qualify. The let period is taxable. Lettings relief now applies only where you shared occupation with the tenant. We apportion the gain by days and claim every qualifying period.

What costs can I deduct from the gain?

The purchase price, stamp duty and legal fees on purchase, capital improvements that are still reflected in the asset at sale (extensions, new kitchens, not repairs), and selling costs including agent and legal fees. For shares, dealing costs and stamp duty. For inherited assets, the probate value is the cost.

The next four dates that apply to capital gains tax are shown at the top of this page, calculated from today. For Walsall clients we diarise every one of them from the day you join and send reminders before each, so the work is done in good time rather than in the last week before a penalty.
