Why IGI

Why Hobbayne businesses file with IGI

No hourly rate and no surprise invoice. Hobbayne clients know the fee for capital gains tax before they send a single document, and it stays fixed.

We work to the HMRC and Companies House calendar, not an appointment diary. Clients in Hobbayne get reminders at 60, 30 and 7 days before each date that applies to capital gains tax.

Online only, UK based. There is no office in Hobbayne to pay for, which is why the fee is the same here as anywhere in England; the work is done by people in the UK who answer the same day.

Continuity matters in capital gains tax: the person who prepared last year's work for your Hobbayne business prepares this year's, and remembers what was agreed.

We explain capital gains tax in the words Hobbayne business owners use, not in accountant's shorthand, and we show our working so you can check it.

Nothing is filed for Hobbayne until you have reviewed and approved it. You see the draft, you ask questions, you sign off, then we submit and send you the receipt.

Worth knowing

Rules that come up in this work

Record keeping

HMRC requires records of all income and expenses, bank statements, invoices and receipts to be kept for at least five years after the 31 January filing deadline of the tax year they relate to, and companies must keep records for six years from the end of the accounting period. Digital copies are acceptable. Under Making Tax Digital the records must be kept in compatible software.

Allowable expenses

Expense claims are where a return is won or lost in an enquiry. The test is wholly and exclusively for the trade; where a cost is mixed, the business proportion can be claimed if it can be identified. Capital items such as equipment and vans are relieved through capital allowances rather than as expenses, except under the cash basis where they are simply deducted when paid.

Crypto records and reporting

Crypto tax splits into capital gains on disposals and income on rewards, with different rates and different reporting. The £3,000 annual exempt amount and the 18% and 24% rates apply to gains; staking, mining and airdrop income is taxed at marginal income tax rates. HMRC's nudge letters to holders have increased sharply, and a voluntary disclosure before one arrives is treated far more leniently.

The 60-day property CGT return

Since April 2020 a gain on UK residential property must be reported and the tax paid within 60 days of completion through HMRC's dedicated service, separately from the annual return. Non-residents must report all UK land disposals in the same window whether or not tax is due. Getting the computation right first time matters because the figure is then carried into the Self Assessment.

Dormant companies

Dormancy is a status that is easy to lose. The strict rule is no accounting transactions other than share capital and Companies House fees, which means no bank account activity at all in practice. Fees should be paid personally by the director. A company that traded and has stopped becomes dormant only after its final trading accounts and tax return are filed and HMRC is told.

The trading and property allowances

Small side incomes are covered by two £1,000 allowances, one for trading and one for property, which remove the need to register or report income below that level. Once income exceeds £1,000, the allowance can be used in place of expenses, a choice worth making deliberately: a freelancer with £900 of costs is better off with the allowance, one with £3,000 is not.

Employer National Insurance

Employers pay National Insurance at 15% on each employee's earnings above the £5,000 secondary threshold, following the April 2025 changes. The Employment Allowance offsets up to £10,500 of this for eligible employers, which for a small team often removes the liability entirely, but companies where the director is the only employee do not qualify.

Questions

Capital Gains Tax questions from Hobbayne

What are the Capital Gains Tax rates for 2026/27?

The annual exempt amount is £3,000. Gains above it are taxed at 18% to the extent they fall within your unused basic rate band and 24% above it, for all asset types including residential property. Gains qualifying for business asset disposal relief are taxed at 14% in 2025/26, rising to 18% from April 2026, on up to £1 million of lifetime gains.

What is the 60-day property return?

When a UK resident sells UK residential property and tax is due, they must file a return through HMRC's Capital Gains Tax on UK property service and pay the tax within 60 days of completion. This is separate from and in addition to the annual Self Assessment. Late filing penalties mirror Self Assessment: £100 immediately, then daily and tax-geared penalties.

I sold my former home that I later let out. Is it all taxable?

No. Private residence relief exempts the gain for the period you lived there plus the final nine months of ownership, and certain periods of absence can qualify. The let period is taxable. Lettings relief now applies only where you shared occupation with the tenant. We apportion the gain by days and claim every qualifying period.

What costs can I deduct from the gain?

The purchase price, stamp duty and legal fees on purchase, capital improvements that are still reflected in the asset at sale (extensions, new kitchens, not repairs), and selling costs including agent and legal fees. For shares, dealing costs and stamp duty. For inherited assets, the probate value is the cost.

How do you work out gains on shares bought at different times?

Disposals are matched first to shares bought the same day, then to shares bought in the following 30 days, then to the section 104 pool, which holds all other shares of that class at their average cost. The same rules apply to funds and to crypto. We run the matching across your full history.

Can I use losses from previous years?

Yes, if they were claimed on a return within four years of the tax year in which they arose. Current-year losses are set against current-year gains first, even if that wastes the annual exemption; brought-forward losses are only used to the extent needed to bring gains down to the exemption. We check for unclaimed historical losses as standard.

Which deadlines matter most for capital gains tax?

The next four dates that apply to capital gains tax are shown at the top of this page, calculated from today. For Hobbayne clients we diarise every one of them from the day you join and send reminders before each, so the work is done in good time rather than in the last week before a penalty.
