Local facts

About Falkirk

Falkirk is in Scotland, in the FK1 postcode district, Scotland. Tax in Scotland differs from the rest of the UK on earned income: six bands with a 21% intermediate rate and a 48% top rate, identified by an S prefix on the tax code. The interaction between Scottish rates on salary and UK rates on dividends makes the salary-and-dividend split for Scottish directors a distinct calculation, and Land and Buildings Transaction Tax replaces Stamp Duty.

Worth knowing

Rules that come up in this work

CIS deductions

Under the Construction Industry Scheme, contractors deduct 20% from a registered subcontractor's labour invoices, or 30% if unregistered, and pay it to HMRC. The subcontractor reclaims the deductions against their actual tax through Self Assessment, usually producing a refund because deductions are on turnover while tax is on profit. Contractors file a monthly return by the 19th.

Confirmation statements and identity verification

Every company must file a confirmation statement at least once a year, within fourteen days of its review date, with a £50 Companies House fee. Since November 2025 directors and people with significant control must also verify their identity with Companies House, and the confirmation statement is where existing officers confirm they have done so during the transition year.

Making Tax Digital for Income Tax

Making Tax Digital for Income Tax began in April 2026 for sole traders and landlords with qualifying income over £50,000, extends to those over £30,000 in April 2027 and is planned for £20,000 in April 2028. It requires digital records in compatible software and four quarterly updates to HMRC each year, with a final declaration replacing the traditional return. Payment dates are unchanged.

Late filing penalties

HMRC's penalties for a late Self Assessment return are automatic: £100 the day after 31 January, £10 a day from three months late up to £900, then the greater of £300 or 5% of the tax at six and twelve months. Interest and separate late-payment penalties apply to the tax itself. Companies House charges £150 to £1,500 for late accounts, doubling for a second consecutive year.

Payments on account

Payments on account catch out most people in their second year of self-employment. HMRC assumes next year's tax will match this year's and collects half in January and half in July, in advance, on top of the balancing payment. If profits are dropping you can apply to reduce them, but reducing them too far attracts interest. We calculate the right figure rather than guessing.

The Self Assessment calendar

Four dates govern Self Assessment: 5 October to register, 31 October for paper returns, 31 January to file online and pay, and 31 July for the second payment on account. Missing the January date triggers an automatic £100 penalty before any tax is even considered, so we treat it as the fixed point around which the rest of the year is planned.

Director's loan accounts

The most common tax problem in owner-managed companies is an overdrawn director's loan account: drawings taken during the year that were never declared as dividends or salary. The company faces a 35.75% charge on the balance outstanding nine months after the year end, and the director may have a benefit in kind. We review the account before every year end to clear it properly.

Questions

Landlord & Property Tax questions from Falkirk

What happened to furnished holiday lets?

The furnished holiday let regime ended on 5 April 2025. Holiday lets are now taxed like other residential lets: the finance-cost restriction applies, capital allowances on furniture are replaced by replacement relief, and the capital gains reliefs are withdrawn with transitional rules. Our £249 holiday let service handles the transition and the new treatment.

My partner and I own a property jointly. How is the income split?

Married couples and civil partners are taxed 50/50 by default regardless of actual ownership, unless you own in unequal shares and file Form 17 with evidence to be taxed on your actual shares. Unmarried joint owners are taxed on their actual shares. Choosing the right split can save tax where one of you is in a lower band.

What is the property allowance?

The first £1,000 of gross rental income each year is tax free, and if your rental income is under £1,000 you need not report it. Above £1,000 you can either deduct the allowance instead of expenses or claim actual expenses, whichever is better. It cannot be used with rent-a-room relief on the same income.

Do I have to use Making Tax Digital?

From April 2026 if your combined property and self-employment income was over £50,000 in 2024/25, from April 2027 if over £30,000, and planned for April 2028 at £20,000. It means digital records and quarterly updates to HMRC. We assess your start date as part of the return and set up the bookkeeping when it applies.

How is mortgage interest treated now?

Since April 2020 individual landlords cannot deduct mortgage interest or other finance costs from rental profit. Instead you receive a tax reduction of 20% of the finance costs. For higher-rate taxpayers this means more tax than under the old rules, and the restriction can push rental profit into a higher band. We calculate it and carry forward any unused credit.

What is included in the £149 one-property fee?

The rental income and expenditure account for the property, a review of every expense category, the finance-cost credit calculation, the UK property pages and the rest of your Self Assessment return completed and filed with HMRC. Rental income alongside employment or a pension is the most common case and this fee covers it.

Is landlord & property tax in Falkirk really the same price as elsewhere?

Yes. The fee published on this page is what a client in Falkirk pays and what a client in any other part of Scotland pays. It is confirmed in writing before work starts and the invoice matches the quote. Where a higher package applies because your situation is more complex, we say so at the quote stage, never afterwards.

Do you have an office in Falkirk?

No. IGI Accounting is an online-only firm. We serve Falkirk and every other UK postcode remotely, with records sent by WhatsApp or email and everything filed electronically. The absence of local premises is why the fee for landlord & property tax is the same in Falkirk as anywhere else in the country, and why there is nothing to visit and nothing to print.
