Local facts

About Coatbridge

Coatbridge is in Scotland, in the ML5 postcode district, Scotland. Tax in Scotland differs from the rest of the UK on earned income: six bands with a 21% intermediate rate and a 48% top rate, identified by an S prefix on the tax code. The interaction between Scottish rates on salary and UK rates on dividends makes the salary-and-dividend split for Scottish directors a distinct calculation, and Land and Buildings Transaction Tax replaces Stamp Duty.

Worth knowing

Rules that come up in this work

Late filing penalties

HMRC's penalties for a late Self Assessment return are automatic: £100 the day after 31 January, £10 a day from three months late up to £900, then the greater of £300 or 5% of the tax at six and twelve months. Interest and separate late-payment penalties apply to the tax itself. Companies House charges £150 to £1,500 for late accounts, doubling for a second consecutive year.

Payments on account

Payments on account catch out most people in their second year of self-employment. HMRC assumes next year's tax will match this year's and collects half in January and half in July, in advance, on top of the balancing payment. If profits are dropping you can apply to reduce them, but reducing them too far attracts interest. We calculate the right figure rather than guessing.

The Self Assessment calendar

Self Assessment runs on a fixed annual cycle. Registration by 5 October following the tax year, online filing and payment by 31 January, and a second instalment on 31 July for those making payments on account. The penalties for lateness are automatic and escalate monthly, which is why we file early and chase approvals well before the window closes.

Director's loan accounts

The most common tax problem in owner-managed companies is an overdrawn director's loan account: drawings taken during the year that were never declared as dividends or salary. The company faces a 35.75% charge on the balance outstanding nine months after the year end, and the director may have a benefit in kind. We review the account before every year end to clear it properly.

Salary versus dividends

The salary-and-dividend split is the central planning decision for an owner-managed company. Salary costs employer National Insurance above £5,000 but is deductible; dividends are not deductible but attract lower personal rates and no National Insurance. The optimum changes each April with the thresholds and depends on the director's other income, so it should be set deliberately every year.

Corporation Tax rates and marginal relief

Corporation Tax is not a flat rate. Profits to £50,000 pay 19%, profits above £250,000 pay 25%, and the band between is taxed at an effective marginal rate of 26.5% through the marginal relief mechanism. Associated companies share the thresholds, which catches directors who own more than one company and is the most common cause of underpaid tax in owner-managed groups.

The VAT registration threshold

VAT registration is compulsory once taxable turnover in any rolling twelve-month period exceeds £90,000, or when you expect to exceed that in the next thirty days alone. The test is rolling, not by tax year, and includes zero-rated sales. Businesses regularly cross it without noticing, and late registration means accounting for VAT on sales where it was never charged to customers.

Questions

Landlord & Property Tax questions from Coatbridge

I live abroad and rent out a UK property. Do I still pay UK tax?

Yes. UK rental income is taxed in the UK regardless of your residence, with the personal allowance available to most non-residents. Letting agents or tenants must deduct 20% at source unless you are approved under the Non-Resident Landlord Scheme to receive rent gross. We handle the approval and the annual return.

Should I put my properties into a limited company?

Sometimes. A company deducts mortgage interest in full and pays Corporation Tax at 19% to 25%, but extracting profit costs dividend tax, mortgages are dearer and transferring existing properties triggers CGT and SDLT. It suits higher-rate taxpayers building a portfolio long term; it rarely suits one or two properties. Our tax planning review runs the numbers.

I have been letting for years and never declared it. What now?

HMRC's Let Property Campaign allows landlords to disclose undeclared rental income with lower penalties than if HMRC finds it, which with data from letting agents, deposit schemes and councils it increasingly does. We quantify the undeclared years, prepare the disclosure and negotiate the settlement. Acting first is always cheaper.

I rent out a room in my own home. Is that taxable?

Rent-a-room relief exempts the first £7,500 a year of income from letting furnished accommodation in your main home, or £3,750 each if the income is shared. Above that you can pay tax on the excess over £7,500 or on actual profit. Lodgers, Airbnb rooms and short-term lets of a room all qualify.

What happened to furnished holiday lets?

The furnished holiday let regime ended on 5 April 2025. Holiday lets are now taxed like other residential lets: the finance-cost restriction applies, capital allowances on furniture are replaced by replacement relief, and the capital gains reliefs are withdrawn with transitional rules. Our £249 holiday let service handles the transition and the new treatment.

My partner and I own a property jointly. How is the income split?

Married couples and civil partners are taxed 50/50 by default regardless of actual ownership, unless you own in unequal shares and file Form 17 with evidence to be taxed on your actual shares. Unmarried joint owners are taxed on their actual shares. Choosing the right split can save tax where one of you is in a lower band.

Is landlord & property tax in Coatbridge really the same price as elsewhere?

Yes. The fee published on this page is what a client in Coatbridge pays and what a client in any other part of Scotland pays. It is confirmed in writing before work starts and the invoice matches the quote. Where a higher package applies because your situation is more complex, we say so at the quote stage, never afterwards.

Do you have an office in Coatbridge?

No. IGI Accounting is an online-only firm. We serve Coatbridge and every other UK postcode remotely, with records sent by WhatsApp or email and everything filed electronically. The absence of local premises is why the fee for landlord & property tax is the same in Coatbridge as anywhere else in the country, and why there is nothing to visit and nothing to print.
