Local facts
About An Cnoc
An Cnoc is in Scotland, Scotland. Tax in Scotland differs from the rest of the UK on earned income: six bands with a 21% intermediate rate and a 48% top rate, identified by an S prefix on the tax code. The interaction between Scottish rates on salary and UK rates on dividends makes the salary-and-dividend split for Scottish directors a distinct calculation, and Land and Buildings Transaction Tax replaces Stamp Duty.

Worth knowing
Rules that come up in this work
Closing a company
Voluntary strike-off is available only to solvent companies. One that owes money it cannot pay needs a creditors' voluntary liquidation through a licensed insolvency practitioner, and directors who dissolve an insolvent company face personal consequences. For a solvent company the process takes three to four months from filing the DS01, with notice to creditors and shareholders within seven days.
Switching accountants
The main reasons people switch accountant are surprise invoices, missed deadlines and not understanding what they are being told. Switching involves a clearance letter between the firms, a transfer of records and agent authorisations, and a short handover of the current position. It takes about two weeks and should cost nothing extra.
Allowable expenses
The expenses sole traders most often miss are home working costs, claimed by actual proportion or HMRC's flat rate, the business share of phone and internet, mileage at 45p for the first 10,000 business miles, and training that maintains existing skills. The ones most often claimed wrongly are commuting, entertaining customers and clothes that could be worn outside work.
Record keeping
Record keeping is a legal obligation with a penalty of up to £3,000 for failure, but its real value is in making every other filing cheaper and more defensible. Keep invoices, receipts, bank statements, mileage logs and any HMRC correspondence, digitally if you like, for five years after the relevant filing deadline for individuals and six years for companies and VAT.
The 60-day property CGT return
Since April 2020 a gain on UK residential property must be reported and the tax paid within 60 days of completion through HMRC's dedicated service, separately from the annual return. Non-residents must report all UK land disposals in the same window whether or not tax is due. Getting the computation right first time matters because the figure is then carried into the Self Assessment.
Crypto records and reporting
HMRC treats cryptoassets as property. Swapping one token for another, spending crypto or gifting it are all disposals for Capital Gains Tax, and staking and lending rewards are income. Gains are computed under pooling rules with same-day and 30-day matching. From 2026 HMRC receives data from exchanges worldwide under the Cryptoasset Reporting Framework, so unreported activity is increasingly visible.
The trading and property allowances
The first £1,000 of trading income and, separately, the first £1,000 of property income each year is tax free under the trading and property allowances. Below those figures no return is needed for that income. Above them you can deduct the £1,000 allowance instead of actual expenses if that is better, which suits side businesses and single-room lets with few costs.
Questions
Self Assessment Tax Returns questions from An Cnoc
What records should I keep, and for how long?
Invoices, bank statements, receipts, P60s and P45s, dividend vouchers and any HMRC letters. Keep them for at least five years after the 31 January filing deadline of the tax year they relate to. Photos and PDFs are acceptable to HMRC; paper is not required.
Do you handle Scottish or Welsh income tax?
Yes. Scottish taxpayers have six bands from 19% to 48% and Welsh taxpayers have Welsh rates set by the Senedd, both applied automatically from the residence HMRC holds for you. We check that address is right, because an out-of-date one is a common cause of wrong tax codes.
How quickly can you file once I send my records?
Most straightforward returns are drafted within five working days of receiving complete records and filed the day you approve. In January we prioritise by deadline risk and tell you your slot when you book, so late bookers are not left guessing.
What does the £129 return cover?
A full SA100 with the supplementary pages for one income source, prepared, checked and filed online. Rental income, capital gains or several income sources move you to the £169 or £199 package, and we tell you which applies before we start, never on the invoice.
What if my return is late?
We file late returns at the £179 rescue fee, which includes drafting a reasonable-excuse appeal where the facts support one. The £100 automatic penalty is HMRC's, not ours, and we tell you honestly whether an appeal has a realistic chance before you pay for it.
I have never filed before. Do I need a UTR first?
Yes. If you have not registered we handle the registration as part of the job and HMRC posts your Unique Taxpayer Reference within about ten working days. Start early if your first deadline is close, because HMRC will not accept a return without it.
Is self assessment tax returns in An Cnoc really the same price as elsewhere?
Yes. The fee published on this page is what a client in An Cnoc pays and what a client in any other part of Scotland pays. It is confirmed in writing before work starts and the invoice matches the quote. Where a higher package applies because your situation is more complex, we say so at the quote stage, never afterwards.
Do you have an office in An Cnoc?
No. IGI Accounting is an online-only firm. We serve An Cnoc and every other UK postcode remotely, with records sent by WhatsApp or email and everything filed electronically. The absence of local premises is why the fee for self assessment tax returns is the same in An Cnoc as anywhere else in the country, and why there is nothing to visit and nothing to print.
